Constructing Ancillary Buildings

If you're considering adding a shed, garage, greenhouse, or other building to your property, known as 'ancillary buildings,' ensure compliance with planning regulations. Most ancillary buildings fall under 'permitted development,' exempting them from planning permission.

Permitted Development Criteria:

Located at the back of the house

Not intended for separate residential use

Combined with other developments, does not exceed half the curtilage

Height not exceeding 4 meters at its highest point

Any part within a meter of the boundary not exceeding 2.5 meters in height

Eaves height not exceeding 3 meters

For properties in conservation areas or grounds of listed buildings, footprint less than 4 square meters

Always consult your council's planning department to confirm requirements. Even if meeting permitted development criteria, additional approvals may be necessary. If your proposed building doesn't meet permitted development criteria, you must apply for planning permission.
