Crafting a Robust Building Warrant Application: A Comprehensive Guide

Annex C - Technical Checklist

​

Ensuring a successful building warrant application involves meticulous attention to technical details. The following checklist outlines essential technical items to consider when submitting your application:

Drawings:

​

  • Location/Block Plan: Provide a plan identifying the site/building location.

  • Site Plan: Include site levels, pathway gradients, and delineate the site boundary.

  • Foundation Plan

  • Floor Plans

  • Roof Plan

  • Elevations

  • Building Sections

  • Detail Sections and Plans: Illustrate the proposed construction of each building element.

  • Services Layout: Include electrical layouts.

  • Drainage Design and Layout: Specify surface water and foul drainage, along with relevant design calculations and system details.

  • Existing and Proposed Drawings: If applicable, include drawings of both existing and proposed structures.

Drawing Convention and Annotation:

​

  • Ensure each drawing has a unique reference number.

  • Title each drawing appropriately and indicate the scale.

  • Include a north point on plans.

  • Clearly label new work as 'Building Warrant.'

  • Provide clear, concise, and relevant notes on drawings.

  • Refer to relevant specification references and include a key/legend.

Specification:

​

  • Tailor the specification to the project, avoiding generic content.

  • If referencing the National Building Specification (NBS), include only relevant sections.

  • Maintain a focused specification relevant to demonstrating compliance.

​

Supporting Documentation:

​

  • Include supporting certification/documents such as BBA certificates.

  • Provide product/system technical approval and/or test data information if applicable.

​

Site:

  • Include a site investigation report detailing ground conditions and existing drainage layout.

​

Structural:

​

  • Refer to Technical Handbooks - Section 1 and confirm compliance intent.

  • Preferably, provide a Certificate of Design for structural compliance.

  • Include structural calculations if necessary, but note that this may increase processing times.

  • Ensure co-ordination with other disciplines' drawings.

​

Fire:

​

  • Refer to Technical Handbooks - Section 2 and provide a fire-engineered solution and fire strategy.

  • Include relevant fire-related performance information.

​

Energy:

​

  • Refer to Technical Handbooks - Section 6 and provide a Certificate of Design if applicable.

  • Submit Standard Assessment Procedure (SAP) or Simplified Building Energy Model (SBEM) for relevant constructions.

  • Include supporting calculations/evidence demonstrating thermal performance.

Note: Avoid repetition in drawings and specifications, and ensure clarity and coherence throughout the application process.
